The location is great, and the place is adorable from the outside. The inside is kind of dim and grungy and our rooms weren't tremendously clean. The bathroom walls are absolutely filthy, the carpets are stained and my mother, who had the room next to ours, went to make a cup of coffee and found both mugs completely filled with mold, as was that plastic jobber with the sugar/creamer/napkin/stirrer. The "continental breakfast" is a giant fail (unripe bananas, sticky surfaces, hundreds of kids sneezing on everything), and as I said in the title, the place smells like wet adult diaper/floral room spray and despair. The pool is of a nice size. I brought my suit, but since we were placed in the "Cottages" I wasn't going to run through the parking lot in the rain to get there. My husband used the pool, and said the water was freezing, and there was a guy smoking out the window. On the plus side, there is a phenomenal restaurant across the street (it has nothing to do with the hotel) that I found completely by accident. You'll want to make sure you've got food plans, since there's no bar or restaurant within the Inn, which is completely baffling. Lastly, be careful when you book your room through th travel website. I'd asked for 2 rooms with king sized beds, and didn't get that.

I am at the verge of tears writing this review because my entire Thanksgiving vacation has been cancelled because of the overbooking and poor maintenance of this hotel. The day before Thanksgiving when I was supposed to attend a large family gathering I receive an email that the hotel has cancelled my reservation. When I called the hotel, the manager confirmed that that their roof had collapsed and 6 of their rooms were leaking and they had to cancel the reservations for six of their guests. Since I had paid for this room in advance and had not received a refund. The on duty manager was curt with me and non accomodating and made it clear there was nothing he could do and there would be no compensation for the cancellation. I spent several hours trying to contact the corporate headquarters, Newport Hotel Group, of this hotel to which they don't offer any connection to any live person. I have left the anger state and now I am just sad and cancelled my Thanksgiving plans because of the poor maintenance and poor customer service of this hotel.

Upon arrival the room that was given smelled horrible and it looked dingy. The receptionist was not apologetic at all and wanted to put us in room in the other building they call the cottage. After I called reservations we were accomodated but every time we walked into the hall there was this awful smell similar to mold. The entire side of the hotel smelled this way. The next day another couple who had checked in had similar complaints and the receptioinst was very rude to them and told them they would be charged if they had left. The manager would not even come out and speak with them. Although the location was good I would not recomend this hotel until they renovate. What bothers me the most is that they know this smell is a problem and yet seem to be doing nothing about it.

We got a good deal for Valentines weekend because I signed up for e-mail specials. Check -in was fast but we couldn't get a king bed instead of the 2 queens which turned out to be okay. The location is great because you can walk to downtown and to the Steamship Authority to take a free bus to Woods Hole and the ferry to the Vineyard. Beds are comfortable and clean. The room was a little dated and the bathroom vent was disgustingly dirty but the rest of the bathroom was clean. Tthe walls are very, very thin and you can hear everything going on in the rooms beside you and in the hallway. We forgot our sleep machine so sleeping was difficult for me. We tried to run the fan for the heater but it didn't stay on long enough. Breaksfast was just okay. Typical continental, not terrible. Coffee was excellent! It is not worth the in-season prices but for the deal we got the place was okay. Would stay again if offered the same deal.
