This hotel had mixed reviews on the internet, but I took a chance anyway. You really can't beat this place for the price. It was off the main road so it was pretty quiet. Everyone was friendly and helpful during my stay. My room was spacious and well stocked. Yes, it is an older place, but that added to its charm for me. It is conveniently located near stores and Portsmouth Abbey School. I plan to go back again next year.

We selected the hotel after reading this site's reviews as well as the AAA rating, (3 diamonds). We thought that perhaps we booked the wrong hotel, as we didn't feel that it lived up to the high marks that it was given. On a positive note, it was less expensive than some of the Newport hotels and only a short drive away from downtown, but still ,for over $200.00 per night, I would have thought it would be better. It is an old inn, and has a certain charm about it, but the halls were not air conditioned, (it was 95 degrees the week we were there), and it was quite dark. The bed linens were thin, (almost threadbare), and the bathroom mat looked like something I might save for a dog bed, but would probably throw out because it was so ragged and had a large bleach stain in the center, (it was black shag). The room appeared somewhat clean, but there was a musty smell throughout. It was deadly quiet and the halls and common areas were dimly lit. When we checked in, the man at the counter was anything but friendly. Whenever we passed him and said hello, all we would get in return was a slight nod. The man who staffed the desk during the day was more pleasant, and did assist us in finding our way around when asked. The breakfast consisted of dry tasteless pastries and muffins as well as a choice of two cereals, juice, coffee and tea. We had a nice stay in the Newport area, and would highly recommend the destination, but there are so many other lodging options, (none are cheap; at least not in-season), that I really cannot recommend this hotel.

We arrived to the hotel at 10:00 am deadly tired from a red-eye flight and a long drive. The man at the front desk immediately tried his best to check us in regardless to their 3:00 pm check-in policy. He also helped us on tips around town. We were so impressed with his hospitality, feeling as if we just came home to visit a close relative who would do everything to make us comfortable. Excellent place.

The hotel was nice and the staff couldn't have been friendlier. Our room was spacious and clean - very comfortable. Not the fanciest place we've stayed, but very comfortable. The parking was free and there was a nice continental breakfast in the morning. We would definitely stay at the Carriage House again.

The hotel is located in Middletown, 5-10 min with car from downtown Newport. Very quiet with friendly staff. Ideal for daytrips to Providence, Block Island and Martha's Vineyard, MA (fast ferry). 5-10 min away from start of Cliffwalk and Bellevue Avenue with all the mansions.
