I stayed here for 2.5 weeks, and will be back the next time I visit Tokyo. The staff is excellent and do speak English. The Annex is across the street from the flag ship hotel. It is very close to the Shimbashi station, and walking distance to the Shidome station. I stayed on the no-smoking, 7th floor and was pleasantly surprised to find a massage chair propped up in front of the flat screen television. This was great to relieve the soreness in my back and calf muscles after walking all over Tokyo. The rooms are small relative to those found in the states, but that was expected as the Annex caters more to business folks in town to make deals. The free internet access was a plus and a key decision to staying here as well. The lights and curtains are controlled from a panel conveniently located at bedside. Every morning, there was a copy of the English newspaper, Daily Yomimuri, attached to my door. My only complaint is that the temperature of the room could not be lowered below 18 degrees celsius, which on some nights, made it uncomfortable to sleep. Still, I enjoyed my stay here. I have no comment on the other amenities of the hotel since I was busy exploring the city. Lastly, the airport limousine bus makes a stop at the flagship hotel, across the street. Very Convenient!

Hard to say hideaway situated right on the edges of business and shopping, but we found the Dai-Ichi Hotel Annex quiet, understated and very civilized. First thing, after a tiring plane trip and train ride, there was HOT water waiting for us to make tea and our instant soups (bought at a local shop right near the hotel). We're both tall people, and found the robes and beds comfortable and more than adequate. This was my first time in Tokyo, so I'm probably overawed by the culture, but it was small touches in the way the bed was made, linens folded (and the ever present hot tea water filled each day) that really helped to make our rest time from sightseeing pleasurable and an experience. The hotel is situated a convenient short walk from Shimbashi station (also accessible from the hotel via underground passage), or a bit longer walk from Tokyo Station. Lots of small seafood and other restaurants close by under the train tracks (we had a rollicking great last dinner at a yakatori joint frequented by businessmen/women and the locals), a grocery store that sells take away food for snacks, dinners, whatever, at Shimbashi. All in all, highly recommended if you want a comfortable place to rest weary feet, clean and quiet. We did have a room on the 11th floor, which we had requested, and that was quite nice.

Great location and great value for the money. The rooms were on the small side but still very nice. All amenities were provided in our room. We had a fabulous time. Small and quaint boutique feeling hotel. Across the street from the grander Dai Ichi hotel. A convenient bus service direct from narita stops at the Dai Ichi (across the street). Definitely no complaints here! My husband and I would come back to this same property next time were in Tokyo.

The hotel is very well located - in Ginza district. Get off the Shimbasha subway station
and the hotel is within 5 minutes walking distance. (By the way, you can take the subway from Narita airport to Shimbasha station. Airport Limousine will also drop you off near the hotel for 3000 yen.)
The room is of decent size - with room to plonk down your luggage (say, 2
    large suitcases) on the floor.
The staff is super-courteous, very very helpful and nice.
The carpet in the room, and the wall paper are another matter - the carpet is quite old, and stained. I would not call it very clean. The wallpaper was ripped in the room I stayed in. These are not deal breakers for business travel or vacation travel, but may be so for honeymooners.
The TV carried CNN and BBC, so I was happy.
